Construction Begins for Commercial Component of Northshore Town Center
Construction is underway for Building 400 at Northshore Town Center, a mixed-use development located at the intersection of Pellissippi Parkway and Northshore Drive. An office/retail building located in “The Village” section of the project, Building 400 is the first building of the commercial phase of NSTC to commence construction. Plans for the building include a gross total of 32,000 square feet divided into build-to-suit units, with two stories of professional office space above a ground-level of office and retail space.
With views overlooking a five-acre natural lake, the vision of The Village at Northshore Town Center recreates the old-world charm of an urban downtown while providing all of the conveniences of the suburbs. National and locally-owned retailers, restaurants, and a variety of office opportunities will combine for a vibrant marketplace where residents and visitors can spend an afternoon shopping, running errands, enjoying a meal, or walking to one of the community's many green spaces.
Current plans for The Village contain 123 town homes, 22,500 square feet of retail, 24,300 square feet of office, 30 residential condominiums and two pads for sale to end users. At build-out, the Northshore Town Center will feature a mix of over 800,000 square feet of retail space and “Class A” office space and over 800 residences comprised of single-family homes, town homes and condominiums.
Leopardo Construction is the general contractor for Building 400. Concrete, plumbing and electrical subcontracts have been awarded and are scheduled to start this week. Structural steel for construction has also been ordered, with a scheduled delivery of this week. The building pad is complete, and the stone base has been laid for the building pad and parking lot.
Although the project has encountered some unexpected delays, Shane Doran, President of the James Doran Company, is excited to have the commercial component of the project underway, “We are looking forward to the continued expansion of Northshore Town Center- as developers, we are used to adjusting to unforeseen obstacles as well as changes in market conditions. We are committed to the project and to bringing the Knoxville community a first-class development where people love to live and retailers thrive.”
The developer has partnered with Knoxville based R.M. Moore Real Estate Company to handle leasing of Building 400 and The Village at Northshore Town Center. R.M. Moore leads the East Tennessee real-estate market in sales, leasing management and investment of business properties.
In addition, Northshore Town Center has received final approval from the Knox County Industrial Development Board, Knox County Commission, and City Council for $9 million in tax increment financing for road and park improvements at the project. Northshore Town Center will pay for the improvements and be reimbursed from incremental tax revenues generated by the development.
The road work will include improvements to Northshore Drive; improvements to existing off ramps from I-140 to Northshore Drive; new, direct ramp access to the project from I-140 toward Maryville; and traffic signals.
